Literally you will see your new home progress right before your eyes. Your ideas and desires are explored during the first design meeting. It's a good idea to bring magazine clippings & photos of houses that peak your interest.
A scope of work is created based on the intended size of the house or square footage. Also, the number of bedrooms & baths along with room orientations are established. Most importantly is how the house will relate to the site. Which trees will stay or go is always a concern. View orientation and the tracking of the sun are other factors. A lot survey is requested for property specifics.
Usually within 2-3 weeks, 1/8" scale preliminary sketches are produced to start the process. The drawings consist of floor plans and one or two elevations. After review by you, any revisions are made and the second phase begins. The sketches are converted to 1/4" floor plans and four elevations. These drawings are produced on the computer by cad software.
Again, after review by you, any revisions are made and the final construction drawings are a complete package of information to be used to construct the home. They are detailed with everything the builder will need.
